Preventative Tips - Frozen Pipes

As we ring in this frosty New Year, I wanted to send out a quick reminder on ways to help reduce costs and downtime to clients’ properties as it relates to water damage.

With the extreme cold snap that have been having, taking a proactive approach to preventing pipes freezing is imperative. As you may or may not know, it is NOT the freezing that causes the damage, it is the thawing. 

Things that can be done to avoid costly repairs and downtime:

·      Remind guests and staff to keep doors and windows closed.

·      Check vacant rooms to ensure that windows have not been left open.

·      If there are doors that tend be propped open for people to slip out for a break, or to allow easy access back into the building, make sure they are being checked frequently to ensure they are closed.

·      If windows or doors are found propped open, or cold spots are discovered, that they are reported to your handyman/engineering team to investigate. Far too often incidents of burst pipes are avoidable if the proper care and attention are given to their careful thawing.

·      Don’t forget the toilet bowls and tanks! That’s right, toilet bowl/tank water can also freeze solid and just like the pipes, the thawing can crack the bowls/tanks and do more damage than you might imagine. So, if a room is found cold, check the toilet bowl.

As you can see, these are simple tasks that can be added to your to do list with little time that will make a great difference.
